Things to consider when looking for your Dubai Property Rental

What is your price range?  This will give you a broad selection of what you can afford. Always consider other regular costs - the utility costs, municipality charges, parking and your usual monthly bills.

Dubai rental properties vary in price considerably especially depending on if they are offered furnished or unfurnished.

Location, Location, Location.  One of the main price drivers for rental properties in Dubai is the location of the property. There are many fashionable areas (like Jumeirah which demand a hefty premium).  Fashionable areas are not the only consideration about the location – you should also consider distance to work, schools or leisure facilities (as the traffic in Dubai can make commuting distances seem a lot further).

Size of the accommodation. Make sure that the accommodation is not too big or too small for your needs.  If unfurnished then you need to consider how it will feel fully furnished.

Features and amenities: In Dubai, the level of amenities included in apartment buildings can vary a great deal. What are the pre-requisites which you feel you need for your accommodation? Typical amenities can include:

Always insist on viewing the apartment (inside and out). Check the general appearance, maintenance, bathrooms, furnishings, finishing, paintwork.

Questions to ask before you sign the Dubai Renting Agreement - Important:  once you have signed the agreement, you are usually committed for the total duration of the contract .

When signing a Dubai Renting Agreement there are other key questions you may want to ask. It is important to ask your landlord about important details in regards to building regulations (what you can and cannot do as a tenant) and of course with regards to your lease details. The lease is there to provide both landlord and tenant with protection, so make sure you know what you are signing, and have all agreements in writing. Questions might include:

•    Roommates?
•    Extra costs/ utilities included in price?
•    Other costs you might have to cover?
•    What changes can you make?
•    Deposit size?
•    When can I move in?
